Trading Terms

Last updated: October 2026

About these terms

These terms set out the general basis on which Luxatti Homes Ltd (company number 11682000, registered office 10 Cranford Park Road, Hayes, England, UB3 4PF) provides design, planning, construction and interior design services.

Every project is different, so the details of your project, including the scope of work, price, payment schedule and timescales, will be set out in your written quotation or building contract. If anything in your quotation or contract differs from these terms, the quotation or contract takes priority.

Quotations

Our quotations are based on the drawings, specifications and information available when they are prepared. Each quotation states how long it remains valid and lists anything that is not included. If we later find conditions that could not reasonably have been foreseen, such as unexpected ground conditions or hidden defects in an existing building, we will tell you straight away and agree any changes with you before going ahead.

Starting work

Our agreement begins when you accept our quotation or sign our contract in writing. Before work starts on site, we will agree the programme, site access arrangements and any deposit set out in your quotation.

Changes to the work

If you would like to change the design or specification once work has been agreed, we will confirm in writing how the change affects the price and the programme. We will only carry out changes once you have approved them.

Payment

Payments are due in line with the schedule in your quotation or contract, and each invoice states when it must be paid. If a payment is late, we may charge interest or pause work as set out in your contract, after first giving you written notice.

Planning permission and building regulations

Where we prepare or submit applications for planning permission or building regulations approval on your behalf, the decision rests with the local authority or approved inspector. We cannot guarantee the outcome of an application, and application fees are payable by you unless your quotation says otherwise.

Timescales

We will do our best to meet the programme we agree with you. Timescales can be affected by things outside our control, such as severe weather, material shortages, decisions by third parties or changes you request. If a delay is likely, we will let you know as soon as possible and agree a revised programme.

Materials and ownership

Materials and goods we supply remain our property until they have been paid for in full. Once they are delivered to your property, you are responsible for any loss or damage to them that is not caused by us.

Completion and defects

When the work is complete we will walk through the property with you. If any defects in our workmanship or the materials we supplied appear within the period set out in your contract, tell us and we will put them right at no extra cost.

Your right to cancel

If you are a consumer and our contract was agreed away from our premises or at a distance (for example by email), you have the right to cancel within 14 days of entering into it without giving a reason. To cancel, contact us using the details below. If you ask us to start work within the cancellation period and then cancel, you will need to pay for work carried out up to that point.

Our responsibility to you

We will carry out our work with reasonable care and skill and in line with your contract. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law. If you are a consumer, these terms do not affect your statutory rights.

Complaints

If you are unhappy with any part of our service, please contact us at info@luxattihomes.co.uk or on 020 3488 8150. We will acknowledge your complaint promptly and work with you to resolve it.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute arising from them.
